Do your Properties Have a Gas Safety Certificate?

By law all landlords who rent out all or part of a property must have a gas safety certificate to prove that all of the property’s gas appliances and pipe work have been checked to ensure that they are operating safely. These checks should be carried out regularly and the landlord’s certificate should be updated every 12 months.

You will need to keep a record of the checks made, whether any faults were found, and what repairs were carried out. Additionally, you should make this record accessible to tenants of the property within a month of the inspection.

What happens if I don’t carry a Gas Safety Certificate?

If you operate as a landlord or a housing association and you do not carry up-to-date gas safety certificates for all of your properties, you could be prosecuted under the law. This could lead to imprisonment or a fine for as much as £25,000.

  • Test flue flow to ensure removal of products of combustion
  • Check satisfactory operation of all the flame failure devices
  • Check for physical stability, presence and effectiveness of stability brackets (where appropriate).
  • Investigate any evidence of unsafe operation and report to a responsible person
  • For the Landlords Safety Record inspection, perform a tightness test of the full system
  • Verify and test all carbon monoxide detectors

A combustion analysis with printed report is also available.
